DO I NEED A CONSTRUCTION MANAGER FOR MY PROJECT?

Do you have the staff? Are they experienced in the project scope? Is the project sensitive to time and budget? Do you have designer and contractor resources? When you don’t have the in-house expertise, and don’t want to increase staff for a project term, get a construction manager. Even with in-house talent, contact us to discuss your project.

HOW DO I SCOPE A PROJECT?

You should start with hospital operations. What is operationally required by your program? Are you replacing the services within that program? Adding new services? Care services and procedures drive code requirements and code required support services. From equipment replacements to new hospitals, Walter Grace can help build what your patients need.

HOW MUCH DOES A PROJECT COST? HOW LONG DOES A PROJECT TAKE?

Walter Graces uses our experience to minimize project cost. We utilize our partnerships with HCAI (OSHPD) to avoid unnecessary project scope. If it’s a hospital licensed space, assume $1,200-$1,800/sf for new. $850/sf for renovations. For an HCAI permitted project, assume 10-12 months for design and permitting for most jobs. Construction depends on scope.

WHAT IS SEISMIC COMPLIANCE AND WHY SHOULD I CARE?

The State of California has passed several bills dictating California Hospital Seismic Criteria and Performance. In short, every licensed space gets a structural and mechanical rating 1-5. Low rated buildings require renovation or repurposing to meet the California requirements. If compliance is not met by the State deadlines, HCAI may not issue new construction permits for anything not related to seismic compliance. If compliance is not met by the State deadlines, CDPH may not license and provide reimbursement for services.
